 Connecticut Housing Finance Authority Home Buyer Guide will tell you if you qualify for Down Payment Assistance including Closing Costs. The 30 Year Fixed Rate Mortgage is one of if not the best deal around.  You can chedk the latest RATES every Thursday.  Not every mortgage company is able to give you a CHFA loan , so check the list of participating lenders before you apply or get pre-qualified!  There is a limit on the price of the home you can purchase also and it changes in different areas of the state. You May not be a First Time Buyer, but you still may have limited funds – FHA is a great way to purchase your next home when you are working with a tight budget. Connecticut has it’s own FHA Page
